
Grounded in Brookland

The Bozzuto Group
Becoming grounded means putting down roots.
In late 2015, 45 brand new townhomes were going up on the Brookland Arts Walk. Workhorse worked with The Bozzuto Group on the campaign that put them in the neighborhood. The brief was placemaking before product.

A stamp badge, sized for any surface.
The badge does double duty. It reads as a postmark when it sits on photography (signage, mailers, the metro hero) and it reads as a sales-office stamp when it sits on flat collateral. A heart icon up top, "GROUNDED" on the first line, "IN BROOKLAND" on the second, the whole thing rule-framed and set in compressed sans. The mark has to hold against full-bleed photography and on a fridge magnet at the same proportions. That constraint produced the rest of the system.



One line, three substitutions.
The campaign mechanism is the simplest move in the system. "Grounded in Community." "Grounded in Culture." "Grounded in History." Each pillar gets its own Brookland-sourced photograph: an outdoor backgammon game on the grass, the local record store, a religious procession in a DC crowd. Same overlay, same badge structure, same coral accent rule under each pillar word.
The line was designed to be lifted out of the campaign and dropped into any future Brookland conversation. The badge gives Bozzuto a posture for the next building and the building after that, without re-pitching the system every time.



A neighborhood, then a building.
Bozzuto sells homes by selling neighborhoods. The Brookland campaign gave the sales office, the brokers, and the buyers an argument they could carry into the room. The system never asked anyone to lead with the building. It asked them to lead with the Arts Walk, the record store, the procession on the sidewalk. The Gallery Townhomes came in next, already part of a place that had been pitched first.
